You Can Make Your Cape Cod Septic System Last Longer

You can make your septic system on Cape Cod last longer

Many of the Cape Cod Septic Systems are older than 15 years old and there are many things you can do to make your septic system last longer:

 Install Aero-Stream Aerator

Older septic systems leaching process begins to slow as the septic system ages due to the anaerobic bacteria dieing off and forming a slime or thickening of the biomat. The thickened biomat act as a membrane that reduces the porosity of the drainage area in the septic system and makes it very difficult for the water from leaching into the ground- it is like having a lot of clay in your soil- the water can not drain.

  • By adding air to the septic tank the Aero-Stream system converts the bacteria to aerobic which are significantly stronger than anerobic bacteria.
  • Aerobic bacteria work to eat the slime in the thickened biomat and reduce the biomat and over time return the system to it working state  http://www.aero-stream.com/septic-sewage.html

Install Effluent Filters-

  • Effluent filter are designed to screen out suspended solids that are in the effluent- water from septic tank- that is transprorted to the leaching area.
  • Suspended Solids contribute to the thickening of the biomat and premature failure of the leach area of the septic system

Pump Septic System when needed.

  • As a general rule, residential septic systems should be pumped every 2 to 4 years- there are exception to this rule.
  • The exception to the the 2 to 4 years pumping frequency is when the dept of the solids- both at the top of the tank and at the bottom of the tank is equal to 25% of the total depth of the water level in the septic tank.
    • Failing to pump septic systems will lead to solids in the septic tank to pass to the leaching area and result in premature failure of the septic system.

Grease Trap Pumping Frequency

Do you know what the major cause of pre-mature commercial septic system failure is?

Lack of Pumping of The Exterior Grease Trap

Exterior grease pumping frequency uses similar guidelines as septic tank pumping:

  • When the grease depth is equal 25% of the depth of the water level in the grease trap.
    •  for example in a 1000 gallon grease trap that is 4 feet deep- you would pump the total grease dept in the tank- floating on top and the sludge on the bottom of the tank- is 1 foot deep.
  • Water temperature- if the water temperature in the grease trap is greater than 110 degrees.
    • When the water tempature is too hot, the grease stay suspended in the water and will flow to the septic tank and can damage the drain field if the grease moves beyond the septic tank.

Many local health departments on Cape Cod require the grease trap to be completely pumped twice per year even if the grease trap depth is less than the 25% rule.

Property Owners and Property Managers with Septic Systems and or Grease Traps.

  • The Rooterman of Cape Cod- www.rooterman-capecod.com and the Septic Doctor recommend that you do not leave the grease trap pumping and septic pumping to the restaurants leasing your property.
  • We are called to many commercial properties, where the restaurant operator, was responsible for pumping that was not done as required in the lease and or required by the health departments only to find the leaching field is failed because the grease trap has not been pumped as required.

If septic drain field fails- the restaurant can’t operated and they will not be able to pay you the rent!
